***FREEZE ADVISORY***

 

When a freeze advisory is issued, it's important to take specific steps to prepare your air conditioning and heating system as well as your plumbing to prevent freezing and potential damage…here are some tips:

 

For HVAC Systems

  1. Change Air Filters:

    • Replace/clean air filters regularly, as a clean filter helps maintain efficient airflow and system performance.

  2. Check Thermostat Settings:

    • Ensure the thermostat is set to a temperature that prevents freezing but also avoids unnecessary strain on the system.

  3. Programmable Thermostats:

    • If you have a programmable thermostat, set it to maintain a slightly higher temperature during the cold periods, even when the building is unoccupied.

  4. Inspect Vents and Registers:

    • Make sure vents and registers are open and unobstructed to allow warm air to circulate freely.

       

For Plumbing

  1. Insulate Exposed Pipes:

    • Insulate all exposed pipes, especially those in unheated areas like basements, attics, and crawl spaces. Use pipe insulation or heat tape for added protection.

  2. Seal Cracks and Gaps:

    • Seal any gaps or cracks in walls, foundations, and around windows and doors to prevent cold drafts from reaching the pipes.

  3. Disconnect and Drain Outdoor Hoses:

    • Disconnect and drain garden hoses. Shut off the water supply to outdoor faucets, and leave them open to allow any remaining water to drain out.

  4. Drip Faucets:

    • Allow a slow, steady drip from both hot and cold faucets to keep water moving through the pipes, reducing the risk of freezing.

  5. Open Cabinet Doors:

    • Keep cabinet doors under sinks open to allow warm air to circulate around the pipes.

  6. Emergency Shut-off Valve:

    • Locate and label the main water shut-off valve. In case of a sudden freeze or burst pipe, knowing how to quickly turn off the water supply can minimize damage.

  7. Emergency Kit:

    • Keep an emergency kit with pipe insulation, heat tape, and basic plumbing tools for quick repairs if needed.

  1. Monitor Weather Updates:

    • Stay informed about the weather conditions and take necessary precautions based on the severity of the freeze advisory.

  2. Prepare for Power Outages:

    • In case of power outages, have alternative heating sources available, and consider using a generator if safe and appropriate.
